💬 Real Talk with Jessica Davidson: Leading from the Front in Property Management

If you’ve worked in Property Management for more than five minutes, you’ll know it’s not for the faint-hearted.

It takes grit. Compassion. Patience. And a remarkable ability to juggle a thousand spinning plates at once — often while keeping a client calm, a tenant informed, and your team energised.

That’s why my chat with Jessica Davidson, Head of Department at Ray White Frankston, really struck a chord.

Jessica isn’t just exceptional at what she does — she’s lifting the standard of what great leadership in Property Management can look like. And that’s exactly why she was named Ray White Property Manager of the Year (VIC/TAS).


🎯 Not Just Numbers — Real Leadership

What impressed me most wasn’t just her performance (though make no mistake, she’s world-class at that too) — it was her mindset.

This award wasn’t handed out for the biggest rent roll or the most leases signed. It’s about recognising those who are elevating the people around them. Who are coaching, not just managing. Who are supporting, not just delegating.

Jessica leads a team of 11 at Ray White Frankston. That’s 11 different personalities, learning styles, skill levels and career goals — and she meets each one where they’re at.

She builds trust. She creates clarity. And she makes people feel seen and supported — even on the days when the work feels hard.


🤝 Collaboration Over Competition

Jessica plays a key role in the Ray White “Champions Group” — a fortnightly gathering of top-performing PMs from across the network who get together to share ideas, problem-solve and, in her words, “create a space where people can be real.”

It’s not about showing off who’s got the biggest numbers. It’s about saying, “Here’s something that worked — maybe it’ll help you too.”

This kind of collaboration is rare in our industry. Too often we default to silos and gatekeeping. But Jessica is flipping that script — helping shift the culture across Ray White (and beyond) from competition to community.


🧠 Crisis Creates Clarity

Let’s go back to April 2020. The world was spinning. Lockdowns, legislative changes, and rent relief chaos. Rental Providers were anxious. Renters were stressed. Property Managers were under pressure like never before.

Jessica could have focused inward — just keeping her own head above water. Instead, she leaned in.

She ran a live-streamed negotiation workshop for property managers across the Ray White network. But it wasn’t just scripts and templates. It was real coaching on how to regulate your tone, hold space for clients, and defuse emotionally charged conversations.

The feedback was overwhelming. PMs said they walked away feeling more confident, more connected, and more capable — at a time when many were seriously considering walking away from the industry.

That kind of leadership leaves a mark.


🧭 Culture by Design, Not Default

Jessica is a big believer that great culture doesn’t happen by accident. You’ve got to create the rhythm that makes people feel safe, valued and energised.

During COVID, she introduced twice-daily huddles — quick team check-ins that gave everyone a chance to reset, share wins, and check in with one another.

That rhythm stuck. Even now, her team regularly gets together in those short bursts — not just to talk about the work, but to stay aligned as humans.

Jessica said something in our chat that I can’t stop thinking about:

“You smile with your eyes — and that comes across in your voice.”

That simple idea — that warmth and energy are contagious — is part of why her team consistently show up with positivity, even when the job gets tough.


🧬 Leading Without the Ego

One of the most impressive parts of Jessica’s leadership style is that she doesn’t lead from the top down — she leads from the centre.

She still manages a portfolio. She’s in the trenches with her team. She walks the floor. And because of that, she’s never out of touch with the work — or the people doing it.

Her philosophy is built around “Leaders without titles” — empowering every team member to lead from where they are. She builds autonomy, not dependency. Confidence, not compliance.

That’s the kind of leadership that sticks. That lasts. That changes people.


🌟 Humble. Hungry. Human.

Jessica has already been recognised as Ray White’s Leader of the Year (2017) — so this isn’t her first time in the spotlight.

But she’s not chasing trophies. She’s chasing impact. She’s focused on being a steady hand for her team, a support to her peers, and a role model for the next generation of Property Managers coming up behind her.

When I asked about entering the REIV Awards, she brushed it off a bit. But let me be clear — this industry needs more Jessicas. People who care deeply. People who show up fully. People who understand that real leadership isn’t about control — it’s about connection.
