Jessica manages a rent roll based in Frankston, a unique and multifaceted market located about 40 minutes southeast of Melbourne. It’s a community that spans the full spectrum of residential Real Estate.

“We’ve got $1,200-a-week homes on the golden mile, right near the water,” she said, “and we’ve also got $280-a-week housing commission stock. It’s a real mixed bag — and that’s part of what makes it so interesting.”

This diversity means her team works with a broad cross-section of Rental Providers and Renters — from sophisticated investors with multi-property portfolios to single-property owners who’ve just moved out of their family home.

“It keeps us sharp. You can’t treat everyone the same — because they’re not. But you can offer consistent service, regardless of the rent they’re paying or receiving.”


🧠 Redefining Portfolio Management: Capacity Over Tenure

One of the most refreshing parts of our conversation was hearing how Jessica approaches portfolio management. Rather than allocating doors based solely on years of experience, she takes a capacity-based approach — looking at individual strengths, personal bandwidth, and ambition.

“Some Property Managers are comfortable managing 150 properties, others can handle 200+ and still maintain great service. We allow them to scale up or scale down based on what works best for them — and they’re paid accordingly.”

This flexibility gives team members more ownership over their role, and avoids the one-size-fits-all approach that often leads to burnout.

“It’s not just about doing more — it’s about doing it well, feeling in control, and knowing your limits. We want sustainable performance, not short-term overwork.”

It’s a powerful model that aligns personal goals with business outcomes — and builds trust along the way. 🤝


📈 Data-Driven Success: KPIs That Matter

Jessica isn’t just about gut instinct — she’s built a system of key performance indicators (KPIs) that help keep the team focused, accountable, and aligned.

“We have 10 KPIs we measure across the board. They’re not overwhelming — just the critical things that move the needle.”

Some of these include:

  • Maintenance resolved within 28 days 🔧
  • At least one “good news” call per day to a Client or Renter 📞
  • Generating referrals to the Sales or Finance team 🔁
  • Ensuring correct fees and charges are applied 💰
  • Response time and communication metrics 🕒

Additionally, they use Net Promoter Score (NPS) — a short, sharp survey sent out twice a year to both Rental Providers and Renters. It gives the team valuable insight into how Clients actually feel about their service.

“It’s not about perfection — it’s about keeping our finger on the pulse. NPS gives us the feedback we need to improve, not just assume.”


🛤️ Career Path: From Big Macs to Big Results

Jessica’s journey into Real Estate wasn’t a straight line — and that’s what makes it so relatable. She started out in sales in 2002, back when the tech stack was paper, pen, and a smile.

“I sold Big Macs before I sold houses!” she laughed. “I was working at McDonald’s while I was studying and then moved into Real Estate because I wanted more.”

She spent nearly a decade in Sales, learning the ropes, building relationships, and mastering the art of communication. But eventually, she wanted more work-life balance and a role that offered deeper, more ongoing Client connections.

“Sales is exciting, but it’s transactional. I love the long-term nature of PM. When a Renter calls me to help them find their next home because they trust me — that’s a win.”

She also trained as an Auctioneer, not to dominate Saturday schedules, but to conquer public speaking nerves and grow personally.

“I was terrible at first — absolutely terrible. But doing it gave me the confidence to present better, speak clearly, and lead stronger.”


🧩 Building the Right Team: Culture Over Credentials

When it comes to recruitment, Jessica doesn’t obsess over resumes or years in the industry. Instead, she looks for attitude and alignment.

Her favorite interview question?

“Why do you want to work in real estate?”

If the answer is “Because I love houses,” that’s usually a red flag.

“I tell them: go be a builder then! We are in the people business. The homes are just the stage — the work is in serving and supporting people every day.”

She looks for empathy, resilience, curiosity, and a willingness to learn. Her team thrives because of the culture she’s built — not just the skills they brought in.

“Skills can be taught. But mindset? That’s foundational.”


💬 Final Thoughts: “If You’re Going to Do It, Be the Best.”

One of the most memorable moments of our conversation was Jessica recalling what her mum told her when she first expressed interest in Real Estate:

“If you’re going to do it — be the best.”

That phrase has stayed with her. It doesn’t mean perfection. It means commitment, effort, and pride in your work — every day.

And it shows. Jessica is not only delivering exceptional results — she’s creating a safe, empowering space where others can thrive, grow, and feel proud of what they do.
