🎙️ A Chat with Industry Legend Kirk Stafford: Advice for New Entrants to Real Estate
Michael Furlong here from Rent Roll Maximiser, and I had the pleasure of catching up with a good mate of mine — Kirk Stafford, the founder of The Property Management Coach.
A few years ago, Kirk has launched a new venture helping others navigate the world of Property Management, so I thought it was the perfect time to sit down and tap into his 40+ years of wisdom. 🧠
🏡 From Typewriters to Tech
Kirk started in 1984 — back when software was a 3×5 index card and a pen. No computers. No fancy apps. Just hustle and handwritten notes. Fast forward to today, and the Real Estate industry is evolving faster than ever — with new software, changing legislation, apps, and tech dropping like it’s hot 🔥.
And with all this change, Kirk had some golden advice for new entrants to Real Estate.
💡 Kirk’s Top 3 Tips for Starting Out in Property Management (or Real Estate)
1. Never Stop Learning 📚
“Whether it’s Real Estate, human behaviour, or general life skills — always be curious and willing to learn. You’ll never know it all, and that’s okay. The key is to keep evolving.”
Absolutely. I often say — even after 20+ years in the game, I feel like I know that much (holding fingers close together). And if you’ve been in the industry 18 months? You’re just getting started.
2. Find a Mentor 🙌
“A Mentor isn’t just a Coach — they’re someone who walks the path with you, helps you plan your career, and gives you perspective when you need it most.”
It doesn’t have to be your boss or Director — Mentors can be found anywhere, inside or outside your organisation. And often, the best ones are hiding in plain sight — you just need to show the initiative to seek them out.
💬 As Kirk said: “The industry is full of generous people willing to help — but you’ve got to raise your hand first.”
3. Build a Strong Network 🌐
Your network is your lifeline — for support, for opportunity, and for growth. Whether you’re a BDM, Leasing Agent, Sales Consultant or Property Manager, your ability to connect and collaborate will define your trajectory.
Make yourself available to help others too. Give back where you can — even early on. That energy always finds its way back to you.
👔 A Few Words on Recruitment
We also touched on recruitment and what Kirk looks for when hiring new entrants. With 60+ applications per role, how do you stand out?
Here’s some straight talk from Kirk:
✅ Show initiative: The best candidates call first— they introduce themselves and follow up on their application.
✅ Customer-facing experience is gold: Especially roles that build people skills under pressure.
✅ Presentation matters: First impressions count. Dress well, look sharp, and come prepared.
✅ Photographs on CVs? Kirk likes them — it’s helpful to know who you’re talking to.
And from me, a tip I always gave when hiring:
📝 If I sent out a position description and asked candidates to read our website, I’d test them on it in the interview. Why? Because if they haven’t taken the time to learn about the business, how can I trust them to care about my clients?
